Warned: Stay Clear of Hampton Estate's Disputed Land, Capital Garden Tells Adewale, Jideofor, Premium Homes

Potential purchasers of land have been cautioned to avoid the plots encompassing roughly four hectares and an area of 15,000 square meters located within the Hampton Estate, referred to as Lekki Island, Osapa, Lagos, since these properties are currently involved in legal proceedings at a Lagos State High Court.

In a statement, Dreams Court Limited—a sibling firm to Capital Gardens Limited—mentioned that the property in dispute is currently involved in legal proceedings across these cases:

Case Number: LD/9195GCM/2025 - Involving Capital Gardens Limited vs. Oretol Nigeria Limited and Adewale Oladapo Case Number: LD/5195GCM/2025 - Pertaining to Oretol Nigeria Limited vs. Dreams Court Limited and Others

The firm has acknowledged that certain individuals and organizations have been interfering, encroaching, promoting sales, and conducting transactions related to several plots of land encompassing around 4 (four) hectares along with an additional area of 15,000 square meters located within the Hampton Estate (commonly referred to as Lekki Island), specifically in the Osapa region of Lagos.

Therefore, it is advisable for those planning to engage with the land to refrain or face the possibility of being held in contempt of court.

The advisory also cautioned the general public against being deceived into investing their savings in properties that continue to be involved in legal disputes as mentioned in the aforementioned cases.

As stated by Dreams Courts Limited, the conflicts regarding the property hinged on the titles and ownership rights of the specific land plots involved.

The statement reads: "Among these firms engaged in promoting the property, one is Ogbu Jideofor Ikenna from Premium Homes (whose promotional materials are included). This firm could potentially be among those affected by Oretol Nig’s deceptive practices concerning the specific plot of land."

In her legal actions against Oretol Nig. Limited, Capital Garden asserts entitlement and legitimate ownership of the property in question based on a sales agreement that was finalized along with the issuance of a sublease deed for an approximate area of 4 (four) hectares located within the Hampton Estate in Osapa, Lagos.

The aforementioned property is governed by the Certificate of Occupancy No. 86/86/2018A issued by the Lagos State Government on July 9, 2018, and substantial payment has been made in full over an extended period exceeding four years.

Following the revelation of deceitful conduct by Oretol Nig. Limited (Oretol), allegedly orchestrated by its principal, Adewale Oladapo, concerning the specific plot of land, the firm reported that its affiliate, Capital Garden, initiated legal proceedings against both Oretol and Adewale Oladapo in Case Number: LD/9195GCM/2025.

The statement went on to say that the court had previously issued an order prohibiting Oretol, along with her representatives, assignees, successors, or anyone acting under her direction or instruction, from engaging in any dealings related to, infringing upon, or disturbing the property in question.

The document indicated that the mentioned court order remains valid and should be adhered to rigorously.

The court order was previously released to inform the broader audience.

"We reaffirm that due to the aforementioned cases currently before the High Court of Lagos State, questions concerning the titles and ownership of the properties in question are under judicial consideration. Consequently, any transactions involving these properties without reference to Dreams Court and/or its affiliated entities are considered illegal, invalid, and amount to an act of trespass," the statement further explained.

The advisory cautioned the general populace to avoid participating in any dealings with the aforementioned litigants, their delegates, intermediaries, or anyone else representing them or asserting claims related to these legal disputes. Notably, this includes Ogbu Jideofor Ikenna from Premium Homes, who is involved in the current litigation issues.
